Tethered Properties ("we," "us") offers Tethered, a bookkeeping tool for rental property owners, and manages residential and commercial property in Los Angeles County. This policy explains what information we collect through our website at tethered.properties, the Tethered app, and our owner portal, how we use it, and the choices you have.
Information we collect
When you contact us. If you use the form on our website, we receive what you enter: your name, email address, property count and location, and your message.
When you look for your CPA or ask for an invitation. Tethered is by invitation from a CPA partner. We record what you type into the partner search (without identifying you) so we know which CPAs people look for. If you ask a partner for an invitation, we send your name, email and any note to that CPA. If your CPA isn't a partner yet and you tell us about them, we keep your name and email and the CPA details you give us, and may contact that CPA about partnering. When a CPA invites you, we receive your name and email from them.
When you create a ledger. You create an account with your email address; each time you sign in, we email you a one-time code, so there's no password to store. Your ledger holds what you enter about each property: its address and nickname, property type and units, how it's owned (including the names and ownership shares of any co-owners or company you list), purchase date, price, closing costs and land value, the date it was ready to rent, loss carryover from past returns, and your tax settings, such as an estimated tax rate. As we add features, it will also hold the income, expenses, mileage and receipts you record. While you answer the setup questions, your answers are kept only in your own browser until you save them to your account.
When you sign in to the owner portal (for properties we manage). You sign in with your email address and a one-time code we send to it. Sign-in is handled by Cloudflare, which confirms your email address and keeps you signed in for a limited time. We use your email address only to confirm your identity and show you the properties you're authorized to see. We never see or store a password.
Property records. For owners we work with, the portal holds the records needed to manage the property and prepare tax information: income and expenses, receipts and invoices you or we upload, mileage logs, and notes. We also record who added or changed each entry and when.
Basic technical information. Our hosting provider may process standard information such as IP address and browser type to deliver the site and protect it from abuse. We do not use advertising or tracking cookies, and we do not run analytics that follow you across other websites. We count visits with Cloudflare Web Analytics, which uses no cookies and doesn't identify you. When you first arrive, your browser also remembers which link or website brought you here (for example a "src" tag in our link), and if you create an account we save that with it so we can tell which places people find us.
How we use information
We use information to provide the Tethered tool (including calculating estimates such as depreciation and carryover and preparing your reports), sign you in, respond to inquiries and send proposals, provide property management services, keep accurate books and owner statements, prepare year-end tax information, keep our services secure, and meet our legal and recordkeeping obligations. We may email you about your account and about important changes to the service.
Figures Tethered calculates are estimates to help you and your tax advisor. They are not tax advice, and we don't file returns.
How we share information
We do not sell or rent personal information, and we do not share it for advertising.
We share information only with service providers that help us run the business, and only as needed for that purpose: Supabase (the database that stores Tethered accounts and ledgers, and app sign-in), Resend (sending sign-in emails), Cloudflare (website hosting, security and portal sign-in), Google (storage of managed-property records and receipts, mileage and address lookups, and the fonts on our pages), Anthropic (reading a receipt or invoice you choose to have filled in automatically: the image or PDF is sent to Anthropic's Claude AI, which returns the details for you to check; Anthropic does not use it to train its models), Plaid (connecting a bank or card account you choose to connect: you sign in to your bank in Plaid's window, and Plaid sends us that account's name, last four digits and transactions; we never see your bank password, and Tethered can't move money from the account; you can disconnect it any time, and its waiting transactions are deleted), Stripe (when you set up online rent payments, Stripe confirms who you are and processes tenants' payments into your own Stripe account), and Formspree (delivering contact form messages to us). We may also share an owner's records with that owner's accountant or tax advisor at the owner's direction, and we may disclose information when required by law.
If you sign up through your CPA's or tax preparer's link, your ledger shows their name and logo, and, if you choose, lets them see your books (view only) and record answers to your questions for them. You can stop sharing, or remove them, at any time from your properties page. CPAs who create an account give us their name, firm, email and, optionally, a logo, which their clients see.
Each Tethered account can see only its own properties. In the managed-owner portal, owners of the same property can see that property's shared records, and one owner never sees another property's records.
How we protect information
Tethered's database enforces that each signed-in account can read and change only its own records. The managed-owner portal is available only to people we have specifically authorized, and every request is checked against a verified sign-in. Our website is served over an encrypted connection, and sign-in sessions expire automatically. No system is perfectly secure, but we take reasonable steps to protect the information we hold.
How long we keep information
We keep your Tethered account and ledger for as long as you have an account. If you ask us to delete your account, we delete your ledger, except where we're required by law to keep something.
For properties we manage, we keep property and financial records for as long as we manage the property and afterward for as long as needed for tax and legal purposes, generally at least seven years. We keep inquiry messages as long as they're useful for following up, then delete them.
Your choices
You can change the details in your ledger at any time. You can also ask us what personal information we have about you, ask us to correct it, ask for a copy, or ask us to delete it and your account, subject to records we're required to keep. If you no longer need portal access, tell us and we'll remove it.
If you list co-owners in your ledger, please make sure they're comfortable with their names and ownership shares being recorded there.
Children
Our services are meant for property owners and are not directed to children under 16. We do not knowingly collect information from children.
Changes to this policy
If we change this policy, we'll update the date at the top of this page. Significant changes will be communicated to account holders and current clients by email.
